What do people think of project home builders?

Mr O, some project homes builders are ok, others are shonky. Add ons can include excavation costs, paths, fences, extra drainage some extra electrical some plumbing. Extra cost if you change the basic plan. Better inclusions like kitchen cupboard doors better bench tops. If you have built in in bedrooms if you say want mirror doors that's extra, bathroom to vanity unit can upgrade but it all adds to the cost as does stove type and hot water unit capacity.

You ask why I have a beef. Let me give you an example.

A project home builder did not use T2 termite resistant timber as specified on the construction drawings for the house frames and only used untreated timbers.

NSW Fair Trading gave the builder a rectification order to replace the frames.

The builder phoned the Council and the Council gave the builder a letter that could be used by the builder to get Fair Trading to rescind the rectification order.

The builder was able to walk away from the job leaving the homeowner with an unservicable house frame and a massive debt.

What do you think about that?

The builder phoned the Council and the Council gave the builder a letter that was able to be used by the builder to get Fair Trading to rescind the rectification order.

In Country areas the game is totally different, owner/builder is the way to go.
Way up in the very far North, Govt housing starts at a cool million for a standard 4 bedroom home now. The cost are driven up by Quarantine regulations, freight & unrealistic penalty rates.

Indy, I believe you live in a tree? Trees are cheap! Up there in the Deep North. Are you still on board with my Seniors National Service, planting more tree houses seems a good option. What do you think?
