Why is there no National Set Group to deal with Strata Legislation?

Fair Trading in each State or Ter'ty in Aust,holds Strata Legislation and all regulations pertaining to this choice of dwelling.Methods of Appeal,Mediation etc all exist.

Most if not all S/Mang think they know the situations and can state that they are 'all-types-of'authority when asked by Body Corp or the elected EC.The truth is they are not.Some state'we are nothing other then glorified accountants,make sure sinking funds,insurances & returns are in order.
Reality is they are employess of any Body Corp.Legislation is not universal and we are a Nation.Move interstate and OMG; more to learn,get our heads around and if truth be known;very few are honest,show interest in the propery they manage;never visit the sites;charge to read your emails;may respond;dominate meetings as if they are the only ones who read/study The Act.

This in turn costs us all.Demographics of city+urban design for population density is a growth area of our nation.
So why is there not just one over ruling authority in this major life style setting of our population? Yes there are issues of State Building Codes;local Council BY-laws etc and these are very necessary.

Many who select to DIY are fantastic;reduce costs;maintain property and accept the values everyone brings to meetings. Very sadly these are few in number. Investment landlords fail in basics and appoint yet another layer of governance i.e. their respective appointed Leasing Agents.
It would be far easier if a National Body was in place and each was represented in all States & Tert'ry,even to have the most correct lexicon in all existing printed documentation is a mam....mmmoth task. English is abused and the nature of 'past-present-future' is overlooked.This is basic and as it exists fraught with no real common status.Open to all types of issues and AGAIN the Strata Manager has the last say as if they are the final authority. Wrong again folks. Many refuse to acknowledge Indigenous persons at the commencement of meetings " Oh sorry that is not on the Agenda " Just how stupid is that in a Nation that said 'SORRY'.

I do not get the purpose of recognizing indigenous persons at the beginning of a meeting. An outside managed owners corporation, is only viable where there is legal matters at hand, as in high rise apartment blocks. The most important thing with strata title is bulk insurance, all that is needed is an elected secretary to handle the organization and payment of insurance, and any security lighting and mowing. It is not meant to be complicated.

One reason, from my own experience of NSW strata rules, could be that the legislation itself is poorly written and hence full of lacunae, unresolved contradictions and misleading clauses.

Until and unless the States care enough to do something about their own legislation, it would be pointless convening a National body.

They would meet every so often in a different capital city, and argue every clause interminably. Every so often, one member would fall off the perch, or retire on a full public service pension, or be sent to jail for fiddling expenses. The new incoming member would conveniently lose his predecessor's notes, and the arguments would start again from Clause 1.1

Why reform the law, when so many can earn a living from the way it is?Don't forget, either, that there isn't one single Strata lawyer in the land, who wants to see it simplified...

What is the purpose of acknowledging indigenous persons when there are none in the meeting?
