By Graham Young, published 28/12/2016

Ownership rates for Australians aged 25-34 have fallen from 60% to 48%, because an affordable housing loan is only a theoretical concept when you can’t afford the deposit.

In principle I agree with Yuyutsu.

The current housing system, is far too out of date and does not allow for flexibility in terms of a modern age.

Whilst I wouldn't want people living in homes, unqualified people have put together for basic elements of safety, or areas overcrowded with housing, the current practice of allotment setup in Australia, goes back to early European settlement, based on the development of townships and cities in other countries.

Unfortunately such systems still exist today in Australia, particularly in newer suburbs for example or areas rezoned by a local council for more housing. This can be a waste of space and does not encourage overall improvement in local communities.

Also once state based land taxes and charges come into the picture, re land use and subdivision this also makes land use more expensive. Finally if a state government talks about removing such charges, they are not to be believed, as they will simply charge people in some other form.

.. ought to be available as a concept to also dramatically shorten the time spent paying down the mortgage? - Well said thanks for that.

IMO what would also help substantially is two very simple work place reforms.

1 Employer superannuation contributions are extended to every hour an employee works.

2. Employees get paid for every hour they work.

Referundemdrivensocienty, suoer is calculated on gross pay, in other words every hour worked, or at least thats how i pay my super, and as for workers being paid for every hour, yep, i totally agree, as we can then deduct every single smoke break, toilet break, out of normal allowable breaks, personal conversation, and charge back time spent on personal emails etc.

But i guess that wold be a give and take situation and that would not suit the likes of you hey!

The other thing you have to remember, is ages are an expense and all expenses come from profits so if you want to use the big stick approach, dont cry fowl when jobs are lost.

BTW, dont you think its time bosses got paid to collect taxes, super etc on workers behalf? You dont expect workers to work for nothing, so why shoud bosses?
