We can and should release more land with the proviso, that it be fully developed and for sale inside 12-18 months! This would prevent land banking money for nothing parasites, that adds immensely to the base price of housing
Next overseas buyers must be limited to condos in brand new never before lived in high rises and for personal accommodation not better performing investment!
Negative gearing has to go given it just encourages the investors into bidding wars and therefore pricing the first home buyer or renter out of the market!
And we need to fully reinstate capitals gains for the same reason!
Which could and should replace front loading taxes like a cascading GST and the equally ubiquitous stamp duties!
If state governments needed to wait for the urban land to appreciate before they could get their piece of pie; they'd release a lot more land to replace margins with volume.
Which would have the added effect of returning real affordability, such as our forebears experienced.
A roof over the head is an essential not a cash cow for Godless, money hungry realtors, or even hungrier state governments, who to a generic man, self evidently, couldn't care less about those who sleep in the cold winter rain or ice cold caravans!
