Albanese is rich in investment properties. Net migration crested 300K, in the year to September 2022. The madman Andrew Giles has processed 5m visas since Labor came to power, so net migration will keep climbing.

With housing construction stalling, and Albanese's laughable HAFF "housing fund", the housing and rental crisis can only get worse.

Won't the PM have to make some changes? Not at all. Voters don't count. LibGreenTeal, the "donors", and the "stakeholders", are all perfectly relaxed. More time for the PM to emote about The Voice.

Immigration and foreign students have to be the main causes.

One is better off all round by putting money in term investment bank accounts than investment rental property and for all the reasons stated by the informed Author. Ditto farmers who average just 3% net.

The only farms that make sense are hobby farms that provide self-sufficiency. And the only home to invest in is the family home as a means of avoiding ever escalating rental fees.

If we would increase housing supply, we need to revisit negative gearing and capital gains exclusions. And make sure both apply exclusively to brand new never lived in new housing only.

We need to get investors out of the second-hand housing market and out where their investments increase housing organically/annually!

very religious People in their mid 70's owning a block of flats & 4 houses are bitterly complaining that they can't get the Pension & therefore have to keep working !

Well Albo's 950,000 over next two years won't help.
Rather than invest in houses, we just can't get enough built anyway
invest in a company making tents !
I gather from the news that it is big business in some parts of Melbourne.
If the average group in the 950,000 is three then 300,000 tents will
be needed.
Albo could put them on all the solar & wind farms.
Then he might get his 22,000 solar panels a day installed.
May even to able to get his 90 wind turbines a month installed !

Aside from all this, the Australian Gene pool is now stale but bringing in migrants who are only going to drain the Welfare system is not the answer either.
We need to prevent political parties from purchasing votes from third world countries. We can assist those poorer Nations until they can get their economies right but bring in in nilly-willy breeders is off !
We could manufacture demountable housing, generators, water plants etc etc & send the gear there so those people don't have to leave & become a burden here. The time has come to put Australians first in Australia !
